I started this business over 26 years ago with the intention of designing functional, efficient, & beautiful homes. A home should reflect your unique ideas and values and should be a space that works hard for you so you can focus on the important stuff like relaxing and making memories with family and friends.

HOUSE PLAN DOWNLOADS INCLUDE:
FLOOR PLAN
This is the heart of the plan set. It shows all rooms, fixtures, and dimensions.
ELECTRICAL PLAN
This plan shows outlets, switches, light fixtures, meter, and main panel.
ELEVATIONS
This sheet shows 2D images of the Front, Rear, Left and Right sides of the house.
FRAMING PLAN
Each wall in the house is labeled and dimensioned in the framing layout.
FOUNDATION PLAN
The foundation plan shows the layout of the concrete, control joints, and footings.
DETAILS
This sheet shows typical sections, structural and framing details.
HOUSE PLAN DOWNLOADS DO NOT INCLUDE:
1 / HVAC OR PLUMBING PLANS
HVAC AND PLUMBING SYSTEMS CAN VARY GREATLY ACROSS LOCATIONS AND EVEN FROM CONTRACTOR TO CONTRACTOR. THESE SHOULD BE DESIGNED PRIOR TO CONSTRUCTION BY THE CONTRACTOR HIRED TO DO THE WORK OR A LICENSED PROFESSIONAL.
2 / ARCHITECT OR ENGINEER STAMP
SOME COUNTIES MAY REQUIRE SEALED PLANS. A LOCAL ARCHITECT OR ENGINEER CAN VERIFY REQUIREMENTS IN YOUR AREA. I CAN PROVIDE ENGINEERING FOR MOST COUNTIES IN NORTH/CENTRAL FLORIDA AND GEORGIA. EMAIL FOR DETAILS.
3 / TRUSS PACKAGE
LOCAL TRUSS COMPANIES CAN PROVIDE PRE-ENGINEERED TRUSS DOCUMENTS BASED ON YOUR PLAN. GENERALLY THEY WILL CHARGE A DEPOSIT AND THEN APPLY THAT TO YOUR TRUSSES ONCE YOU PLACE YOUR ORDER.
4 /ENERGY EFFICIENCY CALCULATIONS
REQUIREMENTS VARY IF NEEDED YOU CAN CHOOSE TO ADD-ON ENERGY CALCULATIONS TO YOUR PLAN PACKAGE. EMAIL FOR ADDITIONAL INFORMATION.
5/LOAD CALCULATIONS
SNOW, WIND, AND/OR SEISMIC LOAD CALCULATIONS MUST BE COMPLETED BY AN ARCHITECT OR ENGINEER. I CAN PROVIDE WIND LOAD CALCULATIONS FOR MOST COUNTIES IN NORTH/CENTRAL FLORIDA AND GEORGIA. EMAIL FOR DETAILS.
